How Does Property Condition Affect Price & Timeline

Property condition is probably the #1 reason people sell with a home buyer investor.  However, let’s look at why it may effect the price and time to sell and close.

Typically people need to sell their existing home to move into the new home. They want to buy a move in ready home because they can’t afford to carry 2 mortgages as one example. Based on this, most of the time both parents work to bring in income to provide for their family, when will they have time to do the work?

If buyers are getting financing, banks will want appraisals, inspections, and etc.  This can get expensive for the buyer and tie up the sale time, especially when there is damage, or mold in a damp basement.

So, if you need to sell fast, a realtor may be able to sell in a couple days, but unless they have a cash buyer in their speed dial it may not sell so quick.

It is basically the statement…”Why pay them a commision to sell it to a cash buyer.”

Speed of close refers to the time it takes to complete the property transaction, from accepting an offer to transferring ownership and funds. This factor is important for sellers to understand as it directly impacts their ability to access the proceeds of the sale and move forward with their plans, such as purchasing a new home or addressing financial obligations. A faster closing process can provide sellers with greater flexibility and ease, especially in situations with pressing deadlines or urgent needs.

On the other hand, speed of sale refers to the time it takes to find a buyer and negotiate an acceptable offer. This can vary widely depending on market conditions, property location, and other factors. It’s essential for sellers to distinguish between these two aspects since a quick sale doesn’t necessarily guarantee a fast closing.

For example, selling to a “We Buy Houses” investor can result in a faster close as they often have the funds readily available and are experienced in streamlining the closing process. Conversely, a traditional real estate sale may involve a longer closing period due to contingencies, financing approvals, and other variables. By understanding the importance of speed of close and its distinction from speed of sale, sellers can make informed decisions about the best approach for their unique circumstances and financial goals.

By selling to a ‘Will Buys Houses’ , we were able to avoid the stress and uncertainty of foreclosure and move forward with our lives, all thanks to the speed and convenience of the transaction.

Is Speed Of Closing Important?

It maybe easiest to describe a short story here…

A couple facing foreclosure had a 40-year-old house that needed significant upgrades. They explored selling with a realtor but were told that it would need repairs and when sold, have a 45-day closing process. This didn’t fit their timeline (foreclosure auction was in 37 days). Instead, they reached out to a “We Buy’s Houses” investor (Will) who could purchase their property “as-is” and expedite the closing process.

Sellers avoided foreclosure well before the auction date. While the investor’s cash offer was slightly lower than what they might have received with a realtor, the speed and convenience of the transaction outweighed the difference in price. (the loss of the property)
